360 Units at the Westview Cooperative on Roosevelt Island

It turns out there’s more to Roosevelt Island than Louis Kahn’s Four Freedoms Park on its southern tip.

There’s also the newly renovated Westview Cooperative, completed in August, with 360 units ranging from studios to three-bedroom units.

Most are endowed with exceptional views, because of thoughtful glazing throughout the mid-seventies high-rise, renovated by WV Preservation Partners with Lawless & Mangione Architects & Engineers.

“They used the existing structure, but with much better windows – big, spectacular windows with incredible views because of its physical location,” says Alyssa Brody, co-founder of the Development Marketing Team. “On the north side and west side there are views of the water, and some feel like they’re on the water.”

The idea was to renovate the units and keep a clean, modern, classic vibe. Two-bedroom units range from 1,100 to 1,376 square feet. Three-bedroom units are 1,500 to 1,850 square feet, one-bedroom units are 800 square feet, and studios are 720 square feet.

The average price per square foot is about $800, bringing them in between $570,000 to over $2 million.

The target markets? First those already living on the island. “They’re coming from two other buildings, the Octagon and Manhattan Park,” she says. “Then there are others coming from the Upper East Side because it’s a natural extension of Long Island City, Astoria, and Forest Hills.”

Others come from out of state, accessing the island by ferry, tram, train, or car. “People are coming here from Virginia, Chicago, New Jersey and Connecticut, to be closer to family or for work,” she says. “If they’re coming for family, they’re part of an older demographic – people with children now out of the house, or they’re grandparents.”

Also new to the island is the Graduate Hotel, about a seven-minute walk from the Westview. At its base is a restaurant; at its top is the Panorama Room Bar, with indoor and outdoor seating. “It’s a new addition to island, near the Cornell Tech Center and indicative of where the island is heading,” she says. “It’s beautiful, it’s Instagram-worthy, and the views are insane.”

That’s seems to be a common theme for this up-and-coming island.
